The Principals Behind the Model

Capital, land, and engineering —
three disciplines. One firm.

Kyma Partners was founded by two principals whose careers cover opposite ends of the development equation: the financial structuring that makes a deal work, and the civil engineering and land planning that makes it buildable. Together, they represent every phase of the process — from raw land to stabilized cash flow.

Built for the
landowner's side of the table.

Kyma Partners was founded on a straightforward conviction: landowners have been the least-compensated participants in the development equation for too long — contributing the most fundamental ingredient and receiving the smallest share of the value created.

The firm brings together two principals with complementary and deeply practical expertise: one who has spent three decades structuring real estate investment transactions across institutional and family office contexts, and one who has spent 25 years turning raw land into entitled, engineered, development-ready sites.

Kyma participates as a principal and co-investor in every transaction — not as a broker or intermediary. The firm's return depends on the same outcome as the landowner's: a successfully completed, cash-flowing asset.

"The landowner has been the least-compensated participant in the development equation for too long — contributing the most fundamental ingredient and receiving the smallest share of the value created."

Independence of Valuation

Land is contributed at appraised market value established by an independent MAI-designated appraiser — not a number set by the developer.

No Capital Required of the Landowner

The landowner's contribution is the land itself. Kyma and its development partners provide all cash equity and carry all construction loan guarantees.

Genuine Choice at the Finish Line

At stabilization, the landowner elects their outcome — permanent equity with quarterly distributions, or a cash buyout. Both paths are structured to deliver fair market value.

Alignment Through Co-Investment

Kyma participates as a principal in each transaction. The firm's return depends on the same outcome as the landowner's — a successfully completed, cash-flowing asset.

Two careers. Every phase
of the development equation covered.

Civil Engineering & Land Planning

Ryan Bogren, P.E.

Co-Founder  ·  Professional Engineer  ·  B.S. Civil Engineering, Brigham Young University

Ryan is a licensed Professional Engineer with 25 years of experience specializing in land planning, entitlement, and civil engineering for land development projects. Where most real estate firms must outsource the technical feasibility of a site, Kyma has that expertise in-house — from the first site walk through final civil construction documents.

At Kyma, Ryan leads highest-and-best-use feasibility assessment, entitlement strategy, civil due diligence, and engineering oversight across all active projects. His involvement from the earliest stages of site evaluation ensures that every project Kyma advances is not only financially sound — but physically and technically buildable.
