Land is contributed at appraised market value established by an independent MAI-designated appraiser — not a number set by the developer.
The landowner's contribution is the land itself. Kyma and its development partners provide all cash equity and carry all construction loan guarantees.
At stabilization, the landowner elects their outcome — permanent equity with quarterly distributions, or a cash buyout. Both paths are structured to deliver fair market value.

Joel brings nearly 30 years of institutional real estate investment experience spanning acquisitions, development, portfolio and asset management, equity joint ventures, dispositions, and structured finance across multiple sectors — multifamily, industrial, office, retail, storage, hospitality, and agriculture. His career has taken him from large national advisory firms to boutique operators and family office platforms, with a consistent focus on identifying sound investment opportunities and structuring transactions that create long-term value for all parties.
At Kyma, Joel leads deal sourcing, joint venture structuring, LP capital formation, and investor relations. He participates in every transaction as a principal — not as a broker — ensuring his interests are directly aligned with those of the landowner.
Ryan is a licensed Professional Engineer with 25 years of experience specializing in land planning, entitlement, and civil engineering for land development projects. Where most real estate firms must outsource the technical feasibility of a site, Kyma has that expertise in-house — from the first site walk through final civil construction documents.
